Competition Bureau published findings following investigation into the use of algorithmic pricing software in rental housing market

On 10 November 2025, the Competition Bureau of Canada issued its findings following an investigation into the use of algorithmic pricing software in the rental housing market. The Competition Bureau determined that the adoption of revenue management tools developed by RealPage Canada and Yardi Canada was not widespread enough to have substantially reduced competition. The Bureau therefore found insufficient evidence of abuse of dominance or anticompetitive collaboration under the Competition Act. Although no violations were established, the Bureau expressed continued concern about the potential effects of algorithmic pricing on competition in the multi-family rental housing sector. It issued guidance for property managers and software providers to support compliance and stated that it will continue monitoring the market to address any future risks to competition.
