On 27 February 2025, the End Rental Price-Fixing Act was introduced to the Georgia House of Representatives. The Act applies to the use of artificial intelligence (AI) and computational processes in coordinating rental prices among landlords, deeming them unenforceable as contracts in general restraint of trade. The Act applies to landlords, property managers, and entities that coordinate rental prices using software, data analytics, or AI-driven recommendations. It criminalises such agreements, imposing penalties of one to five years of imprisonment and fines between USD 1,000 and USD 5,000. Additionally, landlords are prohibited from setting rental prices based on price-fixing functions.
