On 3 March 2025, the Fair and Future Ready Housing Act (HB 715) was introduced to the House of Representatives of the State of Georgia. The Bill proposes the regulation of artificial intelligence (AI) and automated decision tools in housing determinations relating to sale, rental, or financing, including a prohibition on their use without human oversight and a requirement for disclosure to affected individuals. In any action or proceeding related to discriminatory housing practices, the use of artificial intelligence or automated decision tools would not be considered a valid defense against an allegation of discrimination. The Attorney General would be responsible for the enforcement of these regulations, with penalties of up to USD 10'000 for any violations.
