Implemented Amendments to Regulation relating to Airbnb

On 2 December 2022, amendments to the "Regolamento di applicazione della legge edilizia" came into force. The law has also been referred to as the "Lex Airbnb." Under this regulation, individuals who rent out houses or apartments with fewer than four beds for a total of more than 90 days in a calendar year through online platforms are considered commercial landlords and are required to obtain a permit. To obtain this permit, landlords must submit a change of use request to their local municipality, and their valuable secondary residences (second homes) will now be classified as less valuable primary residences (main residences).
